Ed pulled the old salesman hat out and OVER SOLD us on this offer, it was well above what we would ACTUALLY see, but it was close enough to what we told him we wanted to see that we would accept it, once we accepted it, we have NO recourse.

The house sold for (and likely appraised for much higher than) the mid nineties, which is where I argued to list it.

Why you might ask?

Once again, we turned to Ed for the final equity we would see, what the check would be cut for TO US.

If that is something YOU are willing to face and deal with, well, proceed with caution.

To be clear, again, he told us, on the last offer, and our acceptance of that offer, a number that was not off by a couple dollars, but off by THOUSANDS.

We asked him for the bottom line number we would see as owed to us from the sale of the house.

Ed gave us these numbers, based on our payoff which we remained in constant possession of (thanks Chase mortgage App!!)

After the inspection, the seller needed some more negotiating.

Too bad for us, if we backed out after this, we are in breach of contract. He made SURE to let us know that too.

Ed told us to take it. He said this was the best we could hope for, hyped us up.

Here's the kicker!!

First, when we went to list our home, he attempted to low ball us and told us to list it in the mid 80s.... what a mistake THAT would've been!!!

When we finally did nail him down, well he liked to do most of the talking.... listening was NOT ever a strong point for him in our dealings.

And we agreed to the offer based on the bottom line equity number he told us.

He now claimed his "estimate" was based off of "fees and costs" which he now himself says "he couldn't have known for sure"

Within the first week of the house being listed, the offer we closed on, came in.

He tried a few other tactics after that...I remain steadfast in my opinion that they were indeed, tactics.

My wife and I have dealt with Ed Nelson from Nelson Realty and the experience was seamless! He walked us through step by step and explained everything along the way! This was our first experience buying a home and we wouldn't have changed a thing!

On a house that was under contract in far less than a month, without any open house or other associated costs, where we used him as the initial real estate agent when it was purchased, he had no problems with collecting the entirety of his commission, even while knowing our complete dissatisfaction and utter disgust with the misrepresentation he gave us.

First he argued he couldn't know our payoff, which we provided to him and again, took that idea off the table.

After all, when he looked at the house to list it, he called it a "dandy" which he explained was an industry term meaning easy to offload.

What a nightmare this has been selling with Ed Nelson!

He gave us a number and we proceeded.

Where we feel the truth lies is here:

The day before closing, the figure he gave us, that we agreed to, is off by THOUSANDS.

It wasn't a round about number. It was a very precise figure he calculated out for us. He told us THAT was what the check would be cut for.

Yup, failed to disclose THAT amount until the day before closing!

Short version is: he tried to low ball us, then told us we would make A LOT MORE on the house than we actually did, hardly did any work, and didn't care at all about how we felt as soon as legally, we couldn't back out.

He rarely, if EVER, initiated communication, we constantly chased him.

Because it meant a quick sale and some easy money.

We already felt used and knew from the whole "I couldn't have known your payoff" excuse, that he was completely untrustworthy.

Classic over promising and under delivering.
